Adios Bookies & AP Indy, I tend to agree with your way of thinking.I too have had a look at the website. Ceratinly appears to be too good to be true.

Their example shows a healthy profit of R 24000 " in your pocket " for the 1st year.
What they don't tell you is that this healthy " profit " will be swallowed up in the 2nd year, with bond shortfalls, levies, insurance....plus their R500 per month admin fee. ( was this R500 p.m. taken into account in year 1 ? )

Come now to year 3 and the Investor now has to find 18,000 shortfall plus levies 6000, plus insurance plus admin fee 500 x 12 = R32,000 in my books( SHORTFALL )

Also they say they have this rental "pool" system, to assist with monthly shortfalls. Surely if there are 100 properties " being bought " it is IMPOSSIBLE FOR ALL OF THEM to be rented out at the same time. What if 10 remain " EMPTY " for a few months... then there has to be a rental shortfall... how much will this be ? who knows.

It's almost a certainty that interest rates will go up next month, as well as fuel prices ( guaranteed )so this = less disposable income. So the difference in bond REPAYMENTS & rentals received can only go UP in my mind.

Someone please tell me, am I being stupid with my calculations or IS THIS AN INVESTMENT OPPORTUNITY NOT TO BE MISSED ? Afterall I only have a matric certificate & any assistance from the clan will be greatly appreciated.
